Attic insulation, air sealing, crawl spaces and walls for homes in Hanahan — starting with a free assessment that measures the R-value you actually have. The typical home here dates to the mid-1980s, and 0% of its 8,671 homes went up before 1940.

Hanahan runs to about 10 square miles and roughly 21,452 people. It sits about 11 miles north of downtown Charleston. There are around 8,671 housing units here. The community dates back to 1973. We cover ZIP code 29410.
We have not logged a completed job in Hanahan yet. We would rather say so than put a number on this page that is not real.
The typical home in Hanahan dates to around the mid-1980s. Houses of this vintage usually got batts or blown fiber at whatever the standard of the day was, which is well short of what is recommended now. Most are one top-up away from being right.
Single-family houses have been the most common type built in every decade since the 1930s, with building booms in the 1950s, the 1970s and the early 2000s; Tanner Plantation is the newest large area of homes.
We work across Hanahan rather than one corner of it — Hanahan Proper, Otranto, Eagle Landing and Tanner Plantation included. Construction and vintage change between them, sometimes by thirty years and a whole different framing method, which decides whether a wall can be dense-packed at all.
A mostly residential city at the southern tip of Berkeley County, with the Goose Creek Reservoir in its middle and several neighborhoods backing onto tidal water that reaches the Cooper River and Charleston Harbor. It roughly doubled in size after incorporating in 1973 by annexing Otranto and Tanner Plantation, and part of the Naval Weapons Station lies inside the city.
The Census Bureau estimates 8,671 homes in Hanahan. 13 of them (0%) went up before 1940 — one of the five lowest pre-1940 shares among the 28 places on this site. The 2000s were the busiest decade, adding 2,106 of today's homes (24%); 45% predate 1980 and 39% were built in 2000 or later. For Berkeley County as a whole the pre-1940 share is 1%, so Hanahan sits below it.
Of 8,009 occupied homes, 30% heat with utility gas and 65% with electricity; another 2% burn propane or other tank gas. Electric heat here is less common than across the county (77%), and ranks 27th of 28 on this site. That is why the assessment asks how the house is heated: the fuel and the name on the utility bill decide which program, if any, can pay toward the work.
68% of occupied homes are owner-occupied and 70% of all homes are single-family detached houses, with 456 mobile homes in the count. On a housing mix like this, the likely starting points are an attic top-up over postwar fiberglass, air sealing on newer houses that already have depth and an energy assessment before deciding what to fix first.

1,386 of Hanahan's 8,671 homes (16%) were built in the 1980s and 1990s. The gaps in houses of that age are the parts nobody sealed: batts stuffed into the rim joist, bare spots over cathedral and tray ceilings, soffit vents buried with no baffles, can lights punched through the ceiling plane. A top-up plus a day of sealing usually covers it.

Hanahan enforces the South Carolina Energy Standard (the 2009 IECC), by state law. Hanahan reviews plans against the 2021 residential code with South Carolina amendments; its published list does not name the energy code, which the state sets at the 2009 IECC.
For new work, the attic number under that edition is R-30, with walls at R-13. Set that against the Department of Energy, which recommends R49 for an uninsulated attic in this climate zone and R38 for one that already has a few inches.
Table 402.1.1 of the 2009 IECC, climate zone 3, which South Carolina's Energy Standard Act adopts for the whole state (section 6-10-30 of the South Carolina Code).
Hanahan requires a permit for this work. Hanahan's permits page says a building permit is required for "building construction, reconstruction, alteration and repairs." Its list of work exempt from a building permit (small sheds, low fences, small decks, painting, papering, tiling, carpeting, cabinets, counter tops and similar finish work) does not include insulation, so plan on a permit and check with Building & Codes at 843-576-5259. We pull it as part of the job.
The published number is 843-576-5259. The department page is here.
Permitting is on us, not on you.
Part of Hanahan sits inside Berkeley Electric Cooperative's territory, by the cooperative's own map, and Dominion Energy South Carolina, Santee Cooper and Edisto Electric Cooperative are also on record in Berkeley County: check whose name is on the electric bill first. For Dominion Energy South Carolina customers with electric heat, Home Energy Check-up Plus covers 90% of the cost of attic insulation, air sealing and duct sealing, with a ceiling of $2,880, on jobs completed by March 31, 2027 after the free Home Energy Check-up; the program's own contractor does that work, not us.
Berkeley Electric lends rather than rebates: its HomeAdvantage program lends up to $20,000 at 5%, with an energy audit first and the payments added to the electric bill. Santee Cooper's 2026 program pays $500 toward replacing most of a home's ductwork, but nothing toward insulation. Income-qualified households can apply to Palmetto Community Action Partnership (843-720-5336) for free weatherization instead. Every condition attached is on the Berkeley County page and in the rebate guide.

South Carolina sets the residential energy code statewide, so the attic figure is R-30 wherever it is published here; what changes is the permit desk, and 2 of the 7 publish a permit rule for insulation.

Hanahan enforces the 2009 IECC (state law), which sets R-30 for an attic in new work. Whether it reaches a retrofit of an existing house is not published.
Yes. Hanahan requires a permit for this work, and we pull it as part of the job.
If Dominion Energy South Carolina is your electric utility and the house has electric heat, Check-up Plus pays 90% of attic insulation, air sealing and duct sealing, up to $2,880, through March 31, 2027, through its own contractor. Berkeley Electric members get a 5% on-bill loan instead of a rebate. Santee Cooper pays $500 toward ductwork only. The federal 25C credit ended for work placed in service after December 31, 2025.
The typical home in Hanahan dates to around the mid-1980s; the Census Bureau's 2020-2024 median year built is 1986. Of its 8,671 homes, 0% went up before 1940 and 39% in 2000 or later. That is a median across the whole place, so your own house may be older or newer.
